Conditions / Refusal Reasons
That the cumulative impact of the proposals would erode the character of the listed building and would diminish its special architectural and historic interest. No justification for the proposals has been provided and no assessment of the significance of the historic fabric which would be affected accompanies the application. As such, the proposals would be contrary to the adopted South Oxfordshire Local Plan 2011, particularly policies G2, G6, H13 and CON3, and to the guidance contained within Section 4.7 of the South Oxfordshire Design Guide.

That, having regard to the overlooking that would be afforded from the proposed first floor windows in the north elevation serving Bedroom 1 and the new shower room, there would be an unacceptable loss of privacy and amenity to the rear garden and rear-facing ground floor living accommodation of 12 Baron Way. As such, the proposal would be contrary to the provisions of the adopted South Oxfordshire Local Plan 2011, particularly Policy H13, and to the guidance contained within the South Oxfordshire Design Guide, particularly section 4.6.
