Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the proposed walls shall be lime rendered to match the colour of the existing building and retained as such. Reason: To protect the character of the listed building and conservation area in accordance with Policies G2, CON2, CON3, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To protect the character of the listed building and conservation area in accordance with Policies G2, CON2, CON3, CON7 and H13 of the South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron and retained as such. Reason: To protect the character of the listed building and conservation area in accordance with Policies G2, CON2, CON3, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That the rooflights shall be conservation style rooflights details of which shall have been submitted to and approved by the Local Planning Authority prior to work commencing. Reason: To protect the character of the listed building and conservation area in accordance with Policies G2, CON2, CON3, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of development, a cross-section drawing of the proposed extension at a scale of 1:20 shall be submitted to and approved in writing by the Local Planning Authority, confirming the details of the join of the proposed extension with the existing listed building and the join of the extension with the adjacent shed. Reason: To protect the character of the listed building and conservation area in accordance with Policies G2, CON2, CON3, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of development, details of any ventilation ducts shall be submitted and approved in writing by the Local Planning Authority. Reason: To protect the character of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the roof shall be finished in natural slate, a sample of which shall have been submitted to and approved in writing by the Local Planning Authority, before the works commence. Reason: To protect the character of the listed building and conservation area in accordance with Policies G2, CON2, CON3, CON7 and H13 of the South Oxfordshire Local Plan 2011.
