That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That except as may be otherwise agreed in writing by the Local Planning Authority the floodlighting hereby approved shall have an automatic switch off time so that it can ony be used between the hours of 8.00 am and 9.30 pm Monday to Friday and the hours of 8.00 am and 8.00 pm Saturday and Sunday.

Reason:  To safeguard the residential amenity of surrounding residential occupiers and the character of the area in accordance with Policies G2, CON7 and EP3 of the South Oxfordshire Local Plan 2011.

No development shall take place until full details of soft landscape works along the southern boundary of the applicant's land with No.24A High Street have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved in accordance with the programme agreed with the Local Planning Authority.

Reason:  To ensure that the details of the development are satisfactory in accordance with Policies G2 and EP3 of the South Oxfordshire Local Plan 2011.

No development shall take place until full details of the colour of the lighting columns have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved before the lighting columns are used.

Reason:  To ensure that the details of the development are satisfactory in accordance with Policies G2 and CON7 of the South Oxfordshire Local Plan 2011.
