Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan.

That the gable wall of the extension hereby approved shall be finished using dark stained timber boarding and shall be so retained. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan.

That the rooflights shall be conservation type and so retained. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, details of any new flues and vents, together with details of the new staircase shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G2, G6, CON2 and CON3 of the South Oxfordshire Local Plan.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan.
