Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That prior to development commencing, samples of materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To preserve and enhance the character of the house and the character and appearance of the conservation area in accordance with Policies G2, G6, H13 and CON7 of the South Oxfordshire Local Plan 2011.
That the brick to be used for the walls shall be of the same colour and type as those used on the main house.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, H12 and CON7 of the South Oxfordshire Local Plan 2011.
That prior to development commencing, a detailed specification of the windows and doors, gutters, down pipes, flues and vents at a scale of 1:20 shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To preserve and enhance the character of the house and the character and appearance of the conservation area in accordance with Policies G2, G6, H13 and CON7 of the South Oxfordshire Local Plan 2011.
That notwithstanding anything contained in the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows shall be inserted in the side (south) elevation of the proposed first floor extension, other than those expressly authorised by this permission.
Reason: To protect neighbour amenity in line with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
That the bathroom window in the side (south) elevation of the proposed first floor extension shall be obscure glazed and retained as such.
Reason: To protect neighbour amenity in line with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
