Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority samples of walling and roofing materials. A sample panel of the proposed brick, including lime mortar should be made available for the inspection and agreement by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8, H12 and CON10 of the South Oxfordshire Local Plan 2011.

That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority details of proposed windows and doors at 1:20 and details of paint colour. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8, H12 and CON6 of the South Oxfordshire Local Plan 2011.

That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority details of any proposed flues, vents and pipework. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8, H12 and CON6 of the South Oxfordshire Local Plan 2011.

That no spoil or materials shall be deposited or stored on the site which lies within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy EP5 of the South Oxfordshire Local Plan 2011.

That there shall be no raising of existing ground levels on the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy EP5 of the South Oxfordshire Local Plan 2011.
