Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to the commencement of development on the site a detailed schedule of works shall be submitted to and approved in writing by the Local Planning Authority. The schedule shall include details of the flat roofed link. Reason: To safeguard the historic character and appearance of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That the external walls of the building shall be constructed with stone, a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory and to accord with Policy CON5 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of works on the extension a sample panel of the stone walling shall be constructed on the site for inspection by the Local Planning Authority. Works shall not commence on the extension until approval for the stonework has been given by the Local Planning Authority in writing. Reason: To safeguard the historic character and appearance of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That samples of the plain clay tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the historic character and appearance of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.
