That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Wallingford Conservation Area in accordance with Policies D1, CON2 and CON7 of the South Oxfordshire Local Plan 2011.

That the walls of the building be constructed and finished not in accordance with the specification of materials and finishes contained in the application but in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Wallingford Conservation Area in accordance with Policies D1, CON2 and CON7 of the South Oxfordshire Local Plan 2011.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and internal door, rainwater goods and flues has been submitted to and approved in writing by the Local Planning Authority. The joinery details shall be provided on plans at a scale of not less than 1:20. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Wallingford Conservation Area in accordance with Policies D1, CON2 and CON7 of the South Oxfordshire Local Plan 2011.

That development shall not begin until a detailed specification of the type, design and external finish of the junction where the extension proposed joins the existing building has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Wallingford Conservation Area in accordance with Policies D1, CON2 and CON7 of the South Oxfordshire Local Plan 2011.
