Conditions / Refusal Reasons
That, having regard to the siting of the application property in a prominent location within Wallingford Conservation Area, the proposed partial demolition of the boundary wall and it's replacement with a low wall and railings, would represent an inappropriate and incongruous form of development, having an awkward appearance, to the detriment of the character and appearance of the property and failing to preserve and enhance the character of the Conservation Area. The development would therefore be contrary to Policies CON10 and H13 of the adopted South Oxfordshire Local Plan and the provisions of Section 4.6 of the adopted South Oxfordshire Design Guide.

That, having regard to the siting of the application property in a prominent location within Wallingford Conservation Area, the proposed two storey extension, by reason of excessive size and bulk and the incorporation of inappropriate design details, would detract from the simple and uncluttered appearance of the dwelling, to the detriment of the character of the property and failing to preserve and enhance the character of the Conservation Area. The development would therefore be contrary to Policies CON10 and H13 of the adopted South Oxfordshire Local Plan and the provisions of Section 4.6 of the adopted South Oxfordshire Design Guide.
