Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the windows in the western elevation shall be obscure glazed and thereafter retained as such. Reason: To ensure that the development is not unneighbourly and to comply with policies G1 and H13 of the adopted South Oxfordshire Local Plan.

That the proposed building should incorporate appropriate flood protection methods. These should be submitted for approval prior the the commencement of development . W and to comply with policies G2 and EP5 of the adopted South Oxfordshire Local Plan.

There shall be no raising of existing ground levels on land liable to flood. W and to comply with policies G2 and EP5 of the adopted South Oxfordshire Local Plan.

No spoil or materials shall be deposited or stored on land liable to flood. W and to comply with policies G2 and EP5 of the adopted South Oxfordshire Local Plan.

Surface water drainage details should be submitted to and approved by the Local Planning Authority prior to the commencement of development. I and to comply with policies G2 and EP6 of the adopted South Oxfordshire Local Plan.
