Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1 and G8 of the adopted South Oxfordshire Local Plan.

A scheme for the hard and soft landscaping of the site, which should include details for the planting of live trees and shrubs, for the treatment of the access road, parking areas and hardstandings and for the provision of boundary fences, ( including the enclosure of front garden areas with low fences, walls or railings) and screen walling, shall be submitted to and approved in writing by the local planning authority prior to the commencement of the developement hereby permitted. F and to comply with policies G1 and 9 of the adopted South Oxfordshire Local Plan.

The approved scheme shall be implemented within 12 months of the commencement of the development hereby permitted. In the event of any of the trees or shrubs so planted dying or being seriously damaged, destroyed or diseased within 3 years of the completion of the development, they shall be replaced by an equivalent number of trees and shrubs of the same species in the next planting season following their demise, unless otherwise previously agreed to in writing by the lcoal planning authority. F and to comply with policies G1 and G9 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing east (side to 12 Milton Common). Reason: To ensure that the development is not unneighbourly and to comply with policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That the first floor bathroom window in the western elevation shall be obscure glazed and thereafter retained as such. ZB and to comply with policies G1 and H4 of the adopted South Oxfordshire Local Plan.
