That the chimney shall be reconstructed making use of the salvaged materials once the chimney breast has been removed within 6 months of the removal of the chimney breast unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building and the Preston Crowmarsh Conservation Area and to comply with policies G2 and CON 6 of the adopted South Oxfordshire Local Plan

That the railings shall be reinstated as shown in submitted drawing 1108-08-A within 6 months of the completion of works to create the new vehicular access unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building and the Preston Crowmarsh Conservation Area and to comply with policies G2 and CON6 of the adopted South Oxfordshire Local Plan.
