That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials for the brick plinth shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That raft foundations shall be used in the construction of the conservatory in accordance with the details outlined in the Agent's e-mail dated 1 December 2005. Reason: To safeguard trees which are visually important in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
