Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That this development shall not begin until a detailed specification of the new doors and windows has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the area in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.

That there shall be no external lighting to the building unless a detailed lighting scheme has first been agreed in writing with the Local Planning Authority. Any new lighting shall involve flat cut off lighting only. Reason: To safeguard the character and appearance of the area in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on drawing received on 20 December 2005. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That any works to the crown spread of the tree marked T6 on plan 2062/05/21, to accommodate the first floor extension shall be agreed in writing with the Local Planning Authority prior to being undertaken. Reason: To protect a tree of significance in the street scene in accordance with Policy C17 of the adopted South Oxfordshire Local Plan.
