Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the character of the area in accordance with Policy H5 of the adopted South Oxfordshire Local Plan.
That, prior to the occupation of the flats, the existing access onto Mereland Road shall be widened, laid out and constructed in accordance with the details shown on drawing no. 14385/2514/1275 and the highway authority's specification.
Reason: In the interest of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference 14385/2514/1275 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards in accordance with Policy G11 of the adopted South Oxfordshire Local Plan
That prior to the occupation of the flats the pedestrian vision splay shall be provided as shown on drawing no. 14385/2514/1275 and shall not be obstructed by any object, structure or planting or other material.
Reason: In the interest of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
That no flat shall be occupied until the 1.8 metre high boundary fences to the side and rear boundaries detailed in the Agent's letter dated 2 November 2005 have been constructed and completed.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy H5 of the adopted South Oxfordshire Local Plan.
That, prior to the commencement of development, full details of the existing ground levels on the site and the proposed slab level of the new flats shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved plans.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local Plan.
That the first floor windows in the rear (western) elevation of the first floor flat hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
