The use of the barn for a commercial use generates additional traffic on unsuitable rural roads to the detriment of highway safety and gives rise to inconvenience to other road users contrary to policies C1, G1, G10, C11, T14 and E6 of the adopted South OxfordshireLocal Plan and policies C1, G2, A3, E8 and T1 of the South Oxfordshire Local Plan, Second Deposit Draft.

That, having reard to the size and number of vehicles associated with the use and the location of the acces close to the neighbours residential properties, the B8 use represents an unacceptable form of development. The use is considered to be detrimental to the residential amenities of the village in general and in particular the occupiers of Andrews Cottage and The Nook by reason of noise and disturbance and would detract from the quiet residential environment of this rural Green Belt village. As such the proposal would be contrary to policies G1, G7, GB3 and C11 of the adopted South Oxfordshire Local Plan and policies G2, EP2, GB3 and E8 of the South Oxfordshire Local Plan, Second Deposit Draft.
