Conditions / Refusal Reasons
That, having regard to the size of the site relative to the surroundings, and to the relationship of the building to the site boundaries, the proposal represents a cramped and inappropriate form of development, which would detract from the character, appearance and setting of the area and the visual amenity of the locality, contrary to Policy H4 of the adopted South Oxfordshire Local Plan and the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That, having regard to the location of the site relative to the Long Wittenham Conservation Area, and to the relationship of the site to its surroundings, the development would result in the loss of an important open and un-developed gap, which would detract from the character appearance and setting of the Conservation Area, contrary to Policy CON10 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
