Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, doors, stairs, chimney pieces and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the historic character and appearance of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of works on the site a detailed schedule of works shall be submitted to and approved in writing by the Local Planning Authority. The schedule shall include details of clarification on the location of the soil pipe (still shown externally on ground floor plan) and the render mix and finish for the new dormer cheeks. Reason: To safeguard the historic character and appearance of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That, notwithstanding the details accompanying the application the barge boards to the new dormers on the south east elevation shall be omitted. Reason: To safeguard the historic character and appearance of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.
