Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That a sample of the paving stones to be used for the poolside area and other pathways shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the character and appearance of the Little Wittenham Conservation Area and in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.
That no development shall commence on site until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority.
Reason: To safeguard the recording and inspection of matters of archaeological importance on the site and in accordance with Policy CON17 of the adopted South Oxfordshire Local Plan.
