Conditions / Refusal Reasons
That, having regard to the shape of the site and to the siting of the terrace and parking area relative to the surroundings, the proposals represent a cramped and intrusive form of development, which would detract from the character and appearance of the locality, detrimental to the visual amenity of the area, contrary to Policies G1, G8 and H4 of the adopted South Oxfordshire Local Plan, Policies G2, D1, D2 and H4 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft, and Part 3 and 4 of the South Oxfordshire Design Guide.
That, having regard to the location of the development relative to No's 43 and 47 Wantage Road, the proposal would result in an oppressive and un-neighbourly form of development, which would overshadow and be oppressive to occupants of No 43, and be oppressive to the occupants of No 47, detrimental to the residential amenity of the occupants, contrary to Policy H4 of the adopted South Oxfordshire Local Plan and the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That, although capable of being built without damage to the trees close to the southern boundary of the site, the proximity of the proposed terrace would increase pressure for the removal of the trees, because of the direct impact they would have on the residential amenity of the occupiers. The trees are of amenity value and their loss would seriously diminish the visual character of the area contrary to Policy C18 of the adopted South Oxfordshire Local Plan.
