Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the architectural and historic character and appearance of the building and the amenity of the Goring-on-Thames Conservation Area in accordance with Policies CON8 and CON10 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of the works hereby permitted, details of the windows and external doors shall be submitted on plans at a scale of 1:20 in section and elevation, and approved in writing by the Local Planning Authority before works commence.
Reason: To safeguard the architectural and historic character and appearance of the building and the amenity of the Goring-on-Thames Conservation Area in accordance with Policies CON8 and CON10 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of the works hereby permitted, details of the proposed paint and colour finishes of the extension shall be submitted to, and approved in writing by the Local Planning Authority before works commence.
Reason: To safeguard the architectural and historic character and appearance of the building and the amenity of the Goring-on-Thames Conservation Area in accordance with Policies CON8 and CON10 of the adopted South Oxfordshire Local Plan.
That the first floor (bathroom) window in the eastern elevation of the dwelling to which alterations are hereby permitted, shall be glazed in obscure glass and shall thereafter be retained as such.
Reason: To ensure that the development is not uneighbourly, in accordance with Policy H12 of the South Oxfordshire Local Plan.
That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing east or west.
Reason: To ensure that the development is not unneighbourly, in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
