That having regard to the size and location of the garage in relation to Bell Cottage, the proposal would detract from the setting of the Listed Building, contrary to Policy CON7 of the adopted South Oxfordshire Local Plan and Policy CON7 of the approved South Oxfordshire Local Plan 2011, Second Deposit Draft.
That having regard to the loss of vegetation and to the land levelling that would be required in order to create the access, the development would be detrimental to the semi rural character of the lane and to the character of the Area of Great Landscape Value, contrary to Policies G1, C3 and C6 of the adopted South Oxfordshire Local Plan and Policies G2 and C4 of the approved South Oxfordshire Local Plan 2011, Second Deposit Draft.
