Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That a watching brief which shall include the production of an annotated photographic record of the original fireplace as it is opened up shall be carried out by a suitably qualified building recorder and a copy of which shall be submitted to the Local Planning Authority before repairs commence. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That all existing original features of the fireplace revealed shall be retained in situ unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That notwithstanding any indications as to those matters which may have been given in the schedule of works attached to the application the cutting out of brickwork including brickwork joints shall be carried out by hand without the use of power tools. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.
