Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That notwithstanding details which refer to these matters in the application, the existing trees on the land shall be protected in accordance with British Standard 5837 'Trees in relation to Construction' and in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented as approved prior to the commencement of the development and retained throughout the course of the works.
Reason: To safeguard trees which are visually important and in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That development shall not commence until a detailed specification of the surface of the court indicating the method of dealing with surface water drainage has been submitted to and approved in writing by the Local Planning Authority.
Reason: To prevent flooding of adjoining land and to avoid pollution in accordance with Policy G6 of the adopted South Oxfordshire Local Plan.
That following commencement of the development hereby approved no development shall be undertaken pursuant to planning permission P05/W0439.
Reason: As the implementation of both permissions would lead to the introduction of hardsurfacing and fencing over a large proportion of the existing playing field which would be detrimental to the visual amenity of the area and the North Wessex Downs Area of Outstanding Natural Beauty contrary to Policies G1 and C2 of the adopted South Oxfordshire Local Plan.
That with the exception of the implementation of the works to create the new access, the development hereby approved shall not be implemented if the works to create the all weather multi purpose court approved under planning application P05/W0439 have been commenced.
Reason. As the implementation of both permissions would lead to the introduction of hard surfacing and fencing over a large proportion of the existing playing field which would be detrimental to the visual amenity of the area and the North Wessex Downs Area of Outstanding Natural Beauty contrary to Policies G1 and C2 of the adopted South Oxfordshire Local Plan.
