Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all new materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That, prior to any other development to which this permission relates, the access alterations shown on the approved plan Dwg 993005 shall be undertaken. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the approved South Oxfordshire Local Plan.

That no structure or vegetation, exceeding 900mm in height, shall be placed, or allowed to grow, in the vision splay shown on the approved plan Dwg 993005. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the approved South Oxfordshire Local Plan.

That the frontage wall shall be retained at its altered height as shown on the approved plan Dwg 993005. Reason: To safeguard the setting of the adjoining listed building in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.

That no development shall commence on the site, until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance of the site in accordance with Policy CON16 of the adopted South Oxfordshire Local Plan.
