Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of development, samples of stone, brick, tile and slate shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a sample stonework panel has been erected and approved in writing by the Local Planning Authority. The walls of the new dwellings shall comply with the approved sample stone panel. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.

That the natural stone to be used in the construction shall be laid with a traditional lime mortar mix (without the addition of cement). Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.

That the windows on the front elevations and in the gables shall be single glazed. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.

That the chimney should be built with operational flues and clay pots and vented top and bottom to keep the flues healthy. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.

Details of foul drainage to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: In the interests of public health and to comply with Policies G1 and G6 of the adopted South Oxfordshire Local Plan.
