Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of development a sample of the colour and type of finish for the external walls of the summerhouse shall be submitted to and approved in writing by the Local Planning Authority.

Reason: To ensure that details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of any site works (including demolition or site clearance) an arboriculture method statement, including a scheme for the supervision of the tree protection methods throughout the project shall be submitted to and approved in writing by the Local Planning Authority.  The agreed measures shall be implemented and kept in place during the entire course of development. 

Reason: To protect the longevity of the tree in accordance with Policy C18 of the adopted South Oxfordshire Local Plan.
