That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

That the trees shown on the approved plans to be retained, shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.

The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional first floor windows shall be inserted in Plots 1, 9 to 18 inclusive and 60 and 61 unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.

That the footpath links shown on the approved plan shall be constructed and lit to adoptable standards prior to the first occupation of any dwelling.
Reason: To ensure adequate links to the footpath network in accordance with Policy G10 of the approved South Oxfordshire Local Plan.
That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority.

No development shall take place until the Local Planning Authority are satisfied that contamination has been sufficiently remediated in accordance with a remediation and validation scheme, which shall first have been submitted to and approved in writing by the Local Planning Authority, to ensure that all unacceptable levels of contamination are remediated before any development takes place. The scheme shall include the procedures and documentation employed to validate the remediation measures identified. That external bin stores shall be provided in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Each approved bin store shall be provided prior to the occupation to which the store relates.

That, in the event that demolition of the remaining buildings on site takes place more than 12 months after the date of this permission, a further bat survey of the site and buildings shall be undertaken. In the event that the survey reveals the presence of bats, appropriate mitigation shall be undertaken prior to the demolition.
