That having regard to the details of fenestration, namely the insertion of a dormer window in the north facing elevation and patio doors in the east facing elevation at first floor level, the development proposed would be unneighbourly by reason of overlooking which would be detrimental to the residential amenity of occupants of 1 Bayswater Court and The Cottage resulting in a loss of privacy. As such the proposal is contrary to Policies H12 of the adopted South Oxfordshire Local Plan and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
