Conditions / Refusal Reasons
That, having regard to the scale and design of the proposed development, in particular the gabled two storey rear extension, the extension would adversely affect the character and appearance of the historic main dwelling contrary to policies G1 and H12 of the adopted South Oxfordshire Local Plan, policies G2 and H13 of the South Oxfordshire Local Plan Second Deposit Draft and Section 4.6 of the South Oxfordshire Design Guide.

That, having regard to the prominent location of the site within the Culham Conservation Area and close to the Church of St Paul, the inappropriate scale and design of the proposed extension would fail to preserve or enhance the character of the Culham Conservation Area and would adversely affect the setting of the adjacent listed church contrary to policies G1, Con 7 and Con 10 of the adopted South Oxfordshire Local Plan and Policies G2, Con 7 and Con 10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.

That, having regard to the size of the proposed extension, it represents a disproportionate addition to the existing dwelling contrary to policies GB2 of both the adopted South Oxfordshire Local Plan and South Oxfordshire Local Plan 2011 Second Deposit Draft and advice set down in PPG2.
