That, having regard to its size and relationship to the existing property, to its inappropriate details of design and the relationship between the existing building and the site boundary, the extension would detract from the character, appearance and setting of the existing distinctive building, and the visual amenity of the locality, which lies within the Goring-on-Thames conservation area and Chilterns Area of Outstanding Natural Beauty, contrary to Policies C2, CON10, CON15 and H12 of the adopted South Oxfordshire Local Plan, Policies C2, CON10 and H13 of the approved South Oxfordshire Local Plan, Second Deposit Draft and sections 1, 3 and 4 of the South Oxfordshire Design Guide.
That, having regard to the location of the dormer windows on the north elevation, relative to the adjoining property to the north, the development would overlook the adjoining property, Grange Cottage detrimental to the residential amenity of the occupants, contrary to Policy H12 of the adopted South Oxfordshire Local Plan and Policy H13 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
