Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the hedge along the northern boundary of the site shall be retained at a height of not less than 2 metres. Reason: To ensure that the development is not unneighbourly and to help assimilate the development into its surroundings in accordance with Policies H12 and C16 of the adopted South Oxfordshire Local Plan.

That no extensions or alterations to either dwelling shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: To ensure that no future development on the site is unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interest of highway safety in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That the existing access be not used and be closed in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority. The access shall be closed and the kerbline re-instated prior to the first use of the new access. Reason: In the interest of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan

That the parking provision shall be as shown on the approved block plan all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.
