Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the pond and immediate area, shall be landscaped, in accordance with a scheme to be first submitted to and approved in writing by the LPA, prior to the commencement of the development. The scheme shall include cross sections of the pond, any membrane and its relationship to the gabions, the planting of aquatic marginal and emergent plants and the treatment of the pond edges. The scheme shall demonstrate how it is intended to promote wildlife and accommodate fluctuating water levels. If within a period of five years from the implementation of the approved scheme any of the plants die or become seriously damaged, replacement plants will be planted and the replacements properly maintained. Reason: To help to assimilate the development into its surroundings and to promote wildlife in accordance with Policies G9 and C15 of the adopted South Oxfordshire Local Plan.

That, except as may be agreed as part of the landscaping scheme to be agreed under the provisions of condition 2 above, the spoil shall be removed from the site and shall not be stored, or disposed of, within the grounds of the campus. Reason: To safeguard trees and hedges which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.
