Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building.
Reason: To safeguard the character and appearance of the existing building and the North Stoke Conservation Area in accordance with Policy G8 of the adopted South Oxfordshire Locla Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows to those shown on the submitted plans shall be inserted at first floor level in the north and west facing elevations of the extension unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That the ensuite bathroom window in the north facing elevation of the extension hereby permitted shall be glazed in obscure glass and be so designed that it opens using hinges attached to the western side of the window frame only prior to the first occupation of the extension and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That the existing trees and hedges on the land and particularly that part of the yew tree overhanging the site shall be protected in accordance with British Standards 5837 'Trees in Relation to Construction' and in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees and hedges which are visually important and in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That before the commencement of any site works or operations relating to the development hereby permitted an arboricultural method statement to ensure the satisfactory protection of retained trees during the construction period shall be submitted to the Local Planning Authority for approval. Written approval must be obtained prior to commencement of any site works including demolition. The matter to be encompassed within the arboricultural method statement shall include the following:-
i) The specification of the location , materials and means of construction of temporary protective fencing and/or ground protection in the vicinity of the trees to be retained in accordance with the recommendations of BS5837 (1991) 'Trees in Relation to Construction' and details of the timing and duration of its erection;
ii) The definition of areas for the storage or stockpiling of materials temporary on site parking site offices and huts mixing of cement or concrete and fuel storage.
Reason. To safeguard trees and hedges which are visually important and in accordance with Policy G8 of the adopted South Oxfordshire Local Plan
