Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development a detailed specification of the treatment of the ridge tile at the junctions of the roofs where false pitches meet flat roof sections on the bar/bistro extension and the leisure complex shall be submitted to and approved in writing by the Local planning Authority. This shall include a plan in section at a scale of 1:20 which clearly shows the flashing, ridge tile and drainage details. Reason: To ensure that the flashing detail will not be visible and to protect the character of the area in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development a detailed specification of the treatment of the ridge tile at the junctions of the roofs where false pitches. That prior to the commencement of development a full specification of the kitchen extraction system shall be submitted to and approved in writing by the Local Planning Authority. The specification shall include: 1) The noise levels generated by the unit at the nearest residential property; 2) The odour abatement system, indicating the filtration method and efflux velocity; 3) The maintenance regime for the equipment and filters; and 4) The proposed times of operation for the extract.
