Reason: To safeguard the architectural and historic character and appearance of the listed building and in accordance with Policies G8 and CON6 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
