Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no works shall commence on the demolition until a contract for the works to erect the replacement building detailed on drawing no. 971-PO4B has been agreed. Commencement on the rebuilding shall commence within six months of the demolition of the listed building. Reason: To ensure that a replacement building is constructed in accordance with CON9 of the adopted South Oxfordshire Local Plan

That before any work is undertaken in pursuance of this consent a full structural and photographic record of the building shall have been carried out. A full photographic record of the demolition works shall also be made throughout the works of demolition and a copy of the completed photographic record shall be submitted to the Local planning Authority for public record. Reason: To ensure that a full historic record of the building is made and retained in the public realm in accordance with Policy CON1 of the adopted South Oxfordshire Local Plan.

That the demolition shall be carried out using hand held tools to enable materials to be salvaged for re-use where possible. Reason: To ensure re-use of historic fabric where possible in accordance with Policy CON9 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the structural members of the new building and the type, design and external finish of the weatherboarding, all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.

That the building shall be thatched with long straw with a flush ridge. Reason: To safeguard the character of the area in accordance with Policy CON11 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the eastern elevation of the building other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.

That the window to the pool room in the eastern elevation of the building hereby permitted shall be glazed in obscure glass prior to first use of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.

That prior to the first use of the pool, details of the noise attenuation measures of the pump and filter housing shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.

If bats are discovered during the works of demolition then all works should cease immediately and English Nature should be contacted for advice. The recommendations of English Nature shall be implemented prior to the recommencement of works. Reason: To ensure that a protected species is not harmed in accordance with Policy C14 of the adopted South Oxfordshire Local Plan.
