Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That development shall not begin until a detailed specification of the materials and external finish of the landing stage, gate and sign post has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any construction work, a survey for the presence of water voles shall be undertaken by a suitably experienced field ecologist, the results sent to the Local Planning Authority and written approval given prior to the development commencing. Reason: Because water vole habitats are protected under the Wildlife and Countryside Act 1981 (Amended) and in accordance with Policies G1 and C14 of the adopted South Oxfordshire Local Plan.
