That, having regard to the size of the extension in relation to the modest scale of the existing bungalow, the proposal is not considered to be a limited extension within the Green Belt. As such this proposal is harmful to the openness of the Green Belt and represents an inappropriate form of development as defined in Planning Policy Guidance Note 2 Green Belts contrary to Policies GB2 and GB4 of the adopted South Oxfordshire Local Plan and Policies GB2 and GB4 of the adopted South Oxfordshire Local Plan 2011, Second Deposit Draft and Planning Policy Guidance Note 2.

That, having regard to the design details of the two storey extension, in particular the roof form, including a flat roof element and the fenestration details, this extension is not in keeping nor respects the form and character of the original dwelling. As such the design of this extension is harmful to the original modest bungalow, contrary to Policies G8 and H12 of the adopted South Oxfordshire Local Plan and Policies G6 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
