Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Dorchester-on-Thames Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, rainwater goods, extract ducts, flues and vents has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Dorchester-on-Thames Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That notwithstanding the generality of condition 4 above the details of the windows and external doors shall be submitted on plans at a scale of 1:20 in section and elevation and approved in writing by the Local Planning Authority before works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Dorchester-on-Thames Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That rooflights shall be of conservation type. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Dorchester-on-Thames Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a schedule of works has been submitted supported by a structural engineers report in respect of those sections of the walling to be opened up prior to repair and strengthening. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Dorchester-on-Thames Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification and plan at scale 1:20 of the internal doors linking the outbuilding to Crown Cottage together with specifications for making good the walls has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.
