Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That works shall not commence until the 7 mature beech trees to the north of the proposed swimming pool and store have been felled and removed from the site as shown on drawing no.0328-008. A scheme for the replacement of these trees in a more suitable location on the site shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The restocking shall be carried out in the next planting season following the removal of the Beech trees and shall thereafter be maintained. In the event of any of the trees so planted dying or being seriously damaged or destroyed within 3 years of the completion of development an equivalent number of trees or shrubs shall be planted. Reason: Because trees in such close proximity to buildings are not compatible and a separate permission has been granted for the removal of these trees in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policies G1 and C2 of the adopted South Oxfordshire Local Plan.

That no development shall commence on site until the applicant has been responsible archaeological watching brief to be maintained during the period of construction/ during any ground works taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professionally competent archaeological organisation that has first been agreed in writing by the Local Planning Authority. Reason: As the site is of archaeological importance in accordance with Policy CON17 of the adopted South Oxfordshire Local Plan.

That, prior to the commencement of development, the drainage details for the proposed swimming pool shall be submitted to and approved in writing by the Local Planning Authority and the scheme shall be implemented in accordance with these details. Reason: In the interests of public health and to avoid pollution in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
