Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials for the brick plinth of the conservatory and the walls and roof of the single storey side extension shall be of the same type, colour and texture as those used on the existing building.
Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
Before the commencement of any site works or operations including demolition relating to the development hereby permitted, an arboricultural method statement shall be submitted to and approved in writing by the Local Planning Authority to ensure the satisfactory protection of the existing trees on the site in accordance with British Standards 5837 'Trees in Relation to Construction' during the construction period.
Reason: To safeguard trees which are visually important in accordance with Policies G8 and C16 of the adopted South Oxfordshire Local Plan.
