That, having regard to the location of the site relative to 92 The Street and Elm Croft a new dwelling on this plot would be overbearing and oppressive, harmful to the occupiers of 92 The Street and Elm Croft. The extended access would also generate noise and disturbance for the occupiers of 1 Old Reading Road and 92 The Street, contrary to Policies H4 and H18 of the adopted South Oxfordshire Local Plan and H4 of the South Oxfordshire Local Plan 2011, Second Draft Deposit.
That, having regard to the character of the surrounding area and to the spacious plots and positions of the properties, a new dwelling on this site would appear cramped and out of keeping with the character of the street scene, contrary to Policies H4, G1, G8 of the adopted South Oxfordshire Local Plan and Policies H4, G2 and G6 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
A new dwelling on this site would be detrimental to the setting of 92 and 94 The Street, which are both Grade II Listed Buildings. These properties are visible from Old Reading Road and provide part of the character of the area. A new dwelling would obscure these views and dominate the properties, contrary to Policy CON7 of the adopted South Oxfordshire Local Plan and Policy CON7 of the South Oxfordshire Local Plan 2011 Second Draft Deposit.
