That the materials for the walls and roof of the single storey utility room extension and dormer window shall be of the same type, colour and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H12 of the Adopted South Oxfordshire Local Plan.
