Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That development shall not begin until a detailed specification of the type, design and external finish of, the hand rail and railings for the ramp, all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policy CON10 of the adopted South Oxfordshire Local plan.

Materials as specified unless otherwise agreed in writing. Reason: To safeguard the character of the Conservation Area in accordance with Policy CON10 of the adopted South oxfordshire Local Plan.

That a full BS4142 Noise assessment generated by the unit, taking into account the nearest resiential property and background noise shall be carried out and the results of the assessment shall be submitted to and approved in writing by the Local Planning Authority prior to the first use of the extraction system. Reason: To ensure that the proposal is not unneighbourly in accordance with Policy G7 of the adopted South oxfordshire Local Plan.

That a full specification of the extraction system shall be submitted to and approved in writing by the Local Planning Authority prior to its first use. The specification shall pay particular regard to; 1) The efflux velocity which should be 15m/s 2) Information on grease filters, activated carbon filters, fan, sound reduction. The make and model of the unit should be provided and the relevant noise levels in comparison to the BS4142 results obtained shall be highlighted. 3) The times the extractions system will be in operation. Reason: To ensure that the proposal is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That samples of the stone paving, stainless steel and power coating shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development. Reason: To safeguard the character of the area in accordance with Policy CON10 of the adopted South Oxfordshire Local plan.
