Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in application S.06/05 as shown on plan numbers 240178/01, 02 and 03 accompanying the application except as controlled or modified by conditions of this permission, unless otherwise agreed in writing by the Director for Environment & Economy.
Reason: To ensure the details of the development are carried out in accordance with the application as approved.
That development must be begun not later than the expiration of five years beginning with the date hereof.
Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.
That samples of the exterior materials proposed to be used shall be submitted to and approved in writing by the Director for Environment & Economy prior to the start of work on the site.
Reason: To ensure the materials are compatible with the surrounding development. (Policies G2 (OSP2011); G2 (OSP2016) G8, CON10 (SOLP1997); CON10, D1 (SOLP2011)).
That prior to the commencement of development, a drawing at a scale of 1:20 of the windows and doors shall be submitted to and approved in writing by the Director for Environment & Economy.
Reason: To ensure the materials are compatible with the surrounding development. (Policies: G2 (OSP2011); G2 (OSP2016); G8, CON10 (SOLP1997); CON10, D1 (SOLP2011)).
That a sample of the paint colour to be used for the windows and doors shall be submitted to and approved in writing by the Director for Environment & Economy prior to the commencement of the development.
Reason: To ensure the materials are compatible with the surrounding development. (Policies: G2 (OSP2011); G2 (OSP2016); G8, CON10 (SOLP1997); CON10, D1 (SOLP2011)).
That no development shall take place until the trees on the site which are to be retained and which are adjacent to or within the development area, have been protected during building operations by means of a protective fence around the edge of the canopy of the trees in accordance with B.S. 5837: 1991, and with the written requirements (copy attached) of the Director for Environment & Economy relating to the protection of trees. Furthermore, no works or storing of plant or materials shall be carried out within the fenced area.
Reason: To ensure the protection of trees on the land and to preserve the amenities of the locality. (Policies: G2, G3, EN1, EN2 (OSP2011); G2, G3, EN1 (OSP2016); G1, G2, CON9, CON10 (SOLP1997); G2; CON10 (SOLP2011)).
That no development shall take place until there has been submitted to and approved in writing by the Director for Environment & Economy, a scheme for the pruning of the multi-stemmed sycamore tree located directly adjoining the proposed development on the neighbouring property at Flat 1 and 2 Nokewood House, Beckley, together with measures for its protection in the course of the development.
Reason: To ensure the protection of trees on the land and preserve the amenities of the locality. (Policies: G2, G3, EN1, EN2 (OSP 2011); G2, G3, EN1 (OSP2016); G1, G2, CON9, CON10 (SOLP1997); G2, CON10 (SOLP2011)).
That the School shall prepare a School Travel Plan which is to be submitted to and approved by the Director for Environment & Economy following consultation with the Travel Plans Development Team and that plan must be put into operation by the start of the Summer term 2006.
Reason: In the interests of highway safety and to encourage more sustainable means of transport. (Policies: G3, T1 (OSP2011); G3, T1, T8 (OSP2016); T1 (SOLP1997); D10 (SOLP2011)).
