That having regard to its size inappropriate form and hipped design the proposed extension to the roof would constitute an incongruous addition to the existing building detracting from the appearance of the property and the duality of design of the pair of semi detached dwellings to the detriment of the visual amenities of the locality. As such it would be contrary to policy H12 of the adopted South Oxfordshire Local Plan and policy H13 of the South Oxfordshire Local Plan 2011 September 2003 and Section 4.6 of the adopted South Oxfordshire Design Guide.

That having regard to its size and position the proposed side window serving the stairwell would be unneighbourly by reason of overlooking to the detriment of the residential amenity of occupiers of 122 Wantage Road contrary to policy H12 of the adopted South Oxfordshire Local Plan and policy H13 of the South Oxfordshire Local Plan 2011 September 2003 and Section 4.6 of the adopted South Oxfordshire Design Guide.
