Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of 1 year from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That a sample of the existing thatch shall be submitted to the Local Planning Authority prior to any works taking place. Reason: In order that a record is kept for historic purposes and in accordance with Policy CON11 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors on plans at a scale of 1:20 in section and elevation has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That the windows in the side elevations shown to be obscure glazed shall be obscure glazed and fixed shut prior to the first use of the barn as refurbishment and shall thereafter be retained as such. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That works shall not begin until written approval has been given by the Local Planning Authority to a sample panel of all external walling materials to be used in the refurbishment works, the sample panel shall show the joints, coursing and mortar to be used in the rebuilding and repointing of the building and shall be erected on the site of the works and retained until works have been completed and shall thereafter be removed from the site. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a full schedule of works including details of the extent of repointing to be carried out has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That only traditional lime mortar and plaster shall be used for the repointing, rebuilding works and internal finishes. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all extract ducts, flues and vents has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.
