That, having regard to the size of the site relative to its surroundings, the proposal represents a cramped and inappropriate form of development which would detract from the character and appearance of the area, contrary to policies G1 and H4 of the adopted South Oxfordshire Local Plan and Section 4 of the South Oxfordshire Design Guide.
That, having regard to the location of the site relative to the adjoining property, 32 Queensway , the proposal represents an oppressive and unneighbourly form of development which would adversely affect the residential amenity of the neighbouring properties contrary to policy H4 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Local Plan 2011, Second Deposit Draft.
