Conditions / Refusal Reasons
That application for approval of the reserved matters; namely, siting, design, external appearance and landscaping shall be made to the Local Planning Authority before the expiration of three years from the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.
That the development to which this permission relates shall be begun not later than whichever is the later of the following dates: (a) the expiration of five years from the date of this permission; or (b) the expiration of two years from the final approval of the reserved matters, or, in the case of approval on different dates, the final approval of the last such matter to be approved.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That no development shall commence until all existing buildings within the site have been demolished and the materials therefrom removed from the land.
Reason: To safeguard the character of the area in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan..
That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of any other development to which this permission relates all means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the deposited plan reference 04.1558- 3E and the attached specification and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification and deposited plan.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of development on the site a study shall be carried out to determine whether the local sewerage system has sufficient capacity to accommodate the proposed development. If improvements to the system are considered necessary then the study shall determine the magnitude of any new additional capacity required in the system and a suitable connection point if required. The study shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development on the site.
Reason: To ensure that the infrastructure is sufficient to acccommodate the proposed development in accordance with Policies G1 and G6 of the adopted South oxfordshire Local Plan.
That details of foul and surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing.
Reason: In the interests of public health in accordance with Policies G1 and G6 of the adopted South oxfordshire Local Plan.
